Off-Price Retailer to Open Large Store in Dubuque’s Kennedy Mall

Another exciting development for Dubuque's premier shopping center was announced yesterday, and it ignited a considerable amount of excitement across social media.

It's been a busy time for Kennedy Mall, which has welcomed several new stores as of late, including a card/gaming shop this year, a HomeGoods in 2024, and a new Books-A-Million location in 2023. Now, a new off-price retailer is poised to fit right into a mall that is bucking the trending of contemporary malls as it thrives with a litany of shopping options for a variety of customers.

Marshalls is Coming to Dubuque's Kennedy Mall:

Per Telegraph Herald, Marshalls, the popular off-price retailer, is set to open a location in Kennedy Mall in Dubuque in summer 2026.

Marshalls will occupy a large, 24,000 square-foot space adjacent to Books-A-Million, per Director of Corporate Communications at Cafaro Co. Joe Bell. Cafaro Co. owns Kennedy Mall as well as Asbury Plaza on Dubuque's west end.

Marshalls' Kennedy Mall location will mark the store's debut in Dubuque. The company is owned by TJX Companies, which also operates T.J. Maxx, HomeGoods, Sierra, and HomeSense. This is germane because three of those four stores already exist in Dubuque, with T.J. Maxx and Sierra operating in Asbury Plaza.

When Younkers left the Kennedy Mall, construction crews were hard at work in readapting the space to house multiple different retailers. Now, HomeGoods occupies a portion of the former Younkers store.

Now, another portion of Younkers will be used for Marshalls:

We have a very good relationship with the TJX Companies. This is something that our people have been discussing with Marshalls for quite a while, and their people agree that the Dubuque marketplace is a good place to be for retail - Joe Bell, per Telegraph Herald

What Can You Expect from Marshalls?:

Marshalls offers brand-name, designer, and high-quality items such as clothes, shoes, accessories, home décor, and more. They stand out in a crowded market because their prices are lower than normal department stores.

Bucking the trend of typical department stores, Marshalls doesn't offer sales or coupons, standing by their everyday low prices.

Per Telegraph Herald, Bell hinted that other businesses will be opening soon at Kennedy Mall, but he couldn't provide additional details at this time. There's a strong chance Marshalls won't be the only store announced as an addition to Kennedy Mall in the very near future.
